We help landlords and property managers clear agreed furniture, mattresses, appliances, household junk and belongings from rooms, closets, drawers and cabinets. Mark items to keep with blue painter’s tape, including screens, doors and materials needed for property maintenance. We contact you about discovered photographs, documents or valuables. Usable household belongings may be donated, recyclables go to a recycling center and unusable accepted materials go to the landfill.

Before a rental or eviction cleanout, the owner or property manager must confirm that they have authority to authorize removal and identify what goes and what stays. Any required court approval must be resolved before removal is scheduled. Our office manager confirms your instructions and provides a scope-of-work estimate for approval. We provide an invoice documenting the cleanout services.

We walk through the property, assess the contents and estimate loads using our own dumpsters or box trucks. Confirm whether appliances should stay; removing them affects the price. Optional carpet and padding removal costs extra; tack strips remain. After removal, we clear larger debris and sweep floors. Deep cleaning, countertop cleaning, toilet cleaning and vacuuming are excluded. Whole-house cleanouts usually take one to three days, often about two, depending on the contents and access.
